What is a Property Survey
Hi, I’m Sophia Sanchez, Tampa Real Estate Broker. Today I wanted to talk to you about what a property survey is. We have a lot of clients who ask, as we move through the transaction, what is the survey talking about? Is it an evaluation? What do I have to do here?
The property survey is essentially a boundary survey of what you’re buying. If they have made any changes to the property, you will need to get a new one done. And some sellers will keep theirs, while others might not have copies left.
Typically, you’ll get a couple of surveys at closing, those will be certified copies, but they’re usually quite large. The survey is going to have an outline of what you’re purchasing. You absolutely want to look at the survey just to see if there’s any encroachment, which means there is anything you do not own on your property. Does the neighbor’s fence come over onto the property, whether it’s a driveway, a normal encroachment, or a utility easement?
