Prepping Your Home for Sale
Hi, I’m Sophia Sanchez, Tampa Real Estate Broker. I want to share with you some tips for getting your home ready for sale and on the market. There’s quite a lot involved.
Let’s start with the outside of the home. Decluttering the outside of the house is going to be a great place to start. Afterwards, I recommend getting in contact with one of our preferred partners, Fish Window Cleaning, they are fantastic to do a once-over, but they can also do the interior, outside landscaping, getting rid of any weeds, and any loose pots and plants.
When you are ready to work on the inside of the home, air filters, window cells, and a deep clean will be great after you’ve already purged a lot of your personal belongings.
The goal of selling is to get you highest and best. And the easiest way to do that is to make it super easy for a buyer to come in and see themselves in that space.Which means that for example, if you have a collection of 10 rabbits figurines, you might want to take them out before showings because a lot of buyers might not be able to identify with that. A main trigger during political season is your political party affiliation. We kind of want to neutralize that as well as anything religious. This is a financial transaction so we want to make sure that your home can appeal to as many people as possible so you can receive the highest and best. I work a lot with artists and designers, so there’s sometimes unique things in the home that can be featured like vintage cars or great art but anything that may potentially offend someone should be removed.
There are little tips here and there that I can provide when I visit your home to do the consultation. After the consultation, I will create a list of all the things that I’m going to recommend cleaning, staging, or organization wise. There may even be some things we can supplement with staging or virtual staging. It might look really great to take the photographs with the furniture inside that way you can showcase a furniture layout in the listing photos, then you can move your things out and open the home to showings while it is vacant.
